The Valuation practice of Deloitte Financial Advisory Services LLP (Deloitte FAS) is comprised of more than 300 full-time appraisers, engineers, financial analysts, accountants, construction, and industry specialists in the US.  As a global services market leader, the Valuation practice has performed tangible asset valuation related consulting services for clients all over the world.  These services include construction consulting, engineering tax planning, asset lifecycle consulting, asset valuations, and more.  With more than 800 valuation professionals in over 40 countries, we can assemble international teams to effectively and efficiently meet our clients' valuation needs, wherever they are located.    We are seeking individuals at the Senior Associate level in the Tangible Asset Advisory Services for the Valuation practice in Los Angeles .  Ideal candidates will have a Bachelor's degree in Engineering, Architecture, or Construction Management, and two to five years experience performing cost segregation studies across a variety of industries.    The Deloitte FAS Tangible Asset and Capital Project Consulting practice is composed of professionals with practical industry experience in nearly every aspect of the capital construction process, and with advanced degrees in engineering, architecture, business, accounting, and law. We have assisted clients in improving the development and performance of their complex capital construction projects around the world. We help companies successfully realize the value of their assets in today's rigorous regulatory environment by providing independent and well-supported valuations and specialized consulting analyses. We understand the requirements associated with the development of value conclusions under GAAP, tax, and regulatory rules that allow companies to make informed business and investment decisions based on the value of an entity or asset. We help clients to properly quantify and articulate value for taxation, transaction, financing, litigation, and strategic management purposes.   Tangible Asset and Construction Advisory Services Include :

Senior Associate job responsibilities include :
  • Interview property, asset, and construction managers.
  • Read and analyze technical specifications, construction drawings, and construction invoices.
  • Perform inspections of machinery, equipment, buildings, and construction projects.
  • Conduct market and tax research.
  • Prepare Excel-based models and help write descriptive reports.
  • Communicate effectively to all levels of engagement management.
  • Balance multiple engagements and responsibilities.
  • Participate in the development of client presentations.
  • Demonstrate an understanding of risk associated with engagements.
  • Assist in developing less experienced professionals.  
Cost Segregation Senior Associates will possess the following qualifications:
  • Familiarity with the Internal Revenue Code related to the Accelerated Cost Recovery System.
  • Knowledge of, and familiarity with applying advanced MACRS topics such as Bonus Depreciation, Qualified Leasehold Improvement Property, Qualified Restaurant Improvement Property, etc .
  • Bachelor's degree in Engineering (Civil, Structural, Mechanical, Electrical), Architecture, Construction Management, or related field.
  • Demonstrated ability to read blueprints and perform material takeoffs for architectural finishes, plumbing, mechanical, and electrical.
  • Knowledge of cost estimating manuals and processes.
  • Demonstrated ability to analyze data and perform analyses for construction, machinery, equipment, and other asset related projects.
  • Ability to analyze construction issues from a financial, operational, and industry perspective.
  • Willingness to work across service lines (Cost Segregation, Fixed Asset Management, Machinery and Equipment Appraisals, Construction Project Cost Reviews, and Construction Investigation and Litigation Support).
  • Ability to work independently and in collaborative teams, and to manage time to meet project deadlines. 
  • Professional demeanor and strong communication skills, both written and oral .
  • Strong skills in MS Office Word, Excel, Outlook, Internet Explorer, and PowerPoint.
  • A desire to integrate construction and engineering background with finance, accounting, and economic skills.
  • Experience in a professional services firm is desirable.
  • Must be flexible with potential travel requirements for client service projects.
  • Progress towards professional designations such as EIT or LEED AP is desirable.
