    Role Summary/Purpose

    The Corporate Properties and Services Operation (CP&SO) leads the full spectrum of real estate support functions from global facility management to worldwide construction projects to defining real estate strategy for locations and offices housing GE’s 330k employees. Within South East Asia, GE businesses operate out of 100+ locations, covering 7 countries (Singapore, Malaysia, Thailand, Cambodia, Vietnam, Philippines, and Indonesia).

    Essential Responsibilities

    The Real Estate Portfolio Manager is responsible for managing the real estate transactions for the businesses of General Electric, which shall include site selection, lease negotiation, due diligence, purchase and sale of real property, financial analysis, broker management, and stakeholder communication. This person will utilize a dedicated on-line real estate technology tool to search and analyze real estate data, create reports, track projects, assist with business forecasting and obtain business and corporate approvals.


  • Conduct strategic planning and tactical execution for real estate projects with focus on identifying potential cost savings/business synergies across GE businesses and supporting Country business strategies.
  • Oversee all acquisitions, disposals, lease extensions, lease terminations and property surplus activity for GE business units.
  • Manage broker relationships locally to ensure the highest quality of service delivery.
  • Ensure strict adherence to GE Company’s Finance Standard Operating Procedure requirements as they relate to the property transaction process. Utilize an online approval transaction tracking and database technology tool to record Business compliance.
  • Manage projects using online transaction tracking and database technology tool (Global Enterprise System based on Tririga system) to search and analyze real estate data, create reports, track reports, assist with business forecasting and obtain business and corporate approvals.
  • Maintain ongoing communication with business leaders via verbal and written updates and reports.
  • Monitor and ensure Environmental Health & Safety (EHS) compliance on all transactions working with the relevant EHS managers.
  • Monitor and ensure legal compliance on real estate deals working with the company's in-house legal counsel.
  • Monitor and ensure financial analysis and accounting treatment is handled in accordance with Financial Accounting Standards Board and US Generally Accepted Accounting Principles guidelines.

    Qualifications/Requirements

    Basic Requirements:

  • Bachelor Degree with 5+ years of experience in real estate transaction management, including experience with site selections, lease negotiations and property acquisitions/dispositions in the Asia-Pacific region
  • Experience with financial modeling
  • Experience with a lease tracking software
  • Knowledge of commercial real estate investment valuation methodologies
  • Proficient in MS Office, including Excel and Word and PowerPoint
  • Fluent speaking, reading and writing in English and Chinese

    Desired Characteristics

  • Bachelors’ Degree in Business, Finance, Accounting, Real Estate, Engineering or Architecture
  • Experience in Real Estate with focus on office, industrial and/or warehouse transactions
  • 10 years of professional experience
  • 5 years of commercial or corporate real estate experience
  • Able to work effectively within internal infrastructure with a corporate mindset
  • Experience with Environmental, Health & Safety compliance
  • Ability to work well under pressure; strong project management skills
  • Experience managing relationships with local suppliers
  • Basic understanding in financial analysis and accounting
  • Experience with property site inspections
  • Strong written and oral communications skills
  • Strong analytical and quantitative skills
  • Strong negotiation and interpersonal skills
  • Strong relationship management skills
  • Ability to work independently and within a team
  • Familiarity with GE business structures (internal employees only)
  • GE Green Belt trained/certified (internal employees only)
