JOB DESCRIPTION

POSITION TITLE: Servicing Operations Specialist JOB CODE: SO1033

DEPARTMENT: Lien Release

SUPERVISOR: Servicing Operations Team Leader

PURPOSE AND SCOPE : (In thirty words or less, describe the essence of the job.)

This position responds to/researches/finalizes problem files with chain of title issues, working with private investors, installment contracts, unrecorded mortgages, reversals and reinstatements, anticipated payoffs, rejected releases and fine/penalty demands. This position is also required to provide a superior level of customer service to both external and internal customers.

MAJOR ACCOUNTABILITIES : (List no more than ten statements, using precise action verbs, that accurately describe the employees major tasks, duties, and responsibilities. Jobs should be sequenced in a descending order based on hours per week spent performing the task. Also include the percent of time spent performing each major task.)

Essential job accountabilities:

1. Identifies and researches title discrepancies and initiates viable actions for a timely resolution while maintaining minimal exposure levels and/or adhering to pending closing dates 65%

2. Answers, directs and supports customer inquiries regarding status and title opinion discrepancies not only relative to Lien Release issues but also with internal Customers in which issues are mandating Lien Release expertise 10%

3. Determines, according to state or investor guidelines, what and when alternative methods are imperative in order to maintain minimal exposure levels or to satisfy a customer concern 5%

4. Analyzes and discusses problem scenarios within the team in an effort to offer alternative solutions prior to elevation of the issue to outside sources or Corporate Counsel 5%

5. Initiates contact with outside companies to secure the executed release 5%

6. Negotiates persuasive alternatives upon receipt of threatening demands 4%

7. Ensures modifications Agreements, NY Co-Op Loans and Assignments in lieu of releases are ordered, executed properly and received by closers by scheduled closing date 3%

8. Ensures external customer is in compliance of our directive relative to the final package being sent to them for recording 1%

9. Initiates the recordation of acquisition assignments and Powers of Attorney 1%

10. Performs other duties as assigned 1%

11. Cross trained to assist with job functions in the division during periods of peak volumes or deadlines

Primary customers of this position and type of contact:

The position interacts externally with legal council, investors, attorneys, title companies, county recorders, other mortgage companies, Secretaries of State, realtors, FDIC, RTC, custodians, customers, and internally with all intra-departmental staff members and Departments.

QUALIFICATIONS : (Include education, experience, and skills.)

Mortgage Servicing experience

One year Lien Release/processing/problem file resolution experience, helpful

Experience in working with interpretation of mortgage document verbiage, legal terminology investor guidelines servicing agreements

Demonstrate ingenuity in resolving chain of title issues

Demonstrate ability to analyze viable options available and initiate problem solving cost-effective methods effectively with minimal supervisory direction

Demonstrate effective time management skills with the ability to meet deadlines by reprioritizing and juggle multiple tasks in a fast paced, positive, professional environment

Effective listening, communication, customer service and negotiation skills with ability to maintain confidentiality

Ability to work independently while promoting a team environment

PC Experience – Microsoft Office (Outlook, Word, Excel, Access) Business Objects

Keyboard skills

Calculator skills

Fiserv knowledge
