POSITION TITLE: Servicing Operations Specialist BAND:
DEPARTMENT:MERS

SUPERVISOR:Jenee Simon

PURPOSE AND SCOPE:
This position is responsible for coordinating all activities related to MERS, including creating and uploading files, manually updating, or verifying information as well as researching data integrity reports.

ACCOUNTABILITES:
1.Combine / analyze large amounts of data using input from a variety of sources, including, but not limited to, flat files, Access databases, Business Objects, Excel, ISS and RMS.
2.Research and correct MERS related data integrity reports (i.e. discrepancies with MIN #s,
MOM flags, etc.).
3.Create flat files for upload to MERS OnLine.
4.Respond to and gather data for external audit inquiries from investors, clients, master servicers, and MERSCORP.
5.Monitor team mailbox and other incoming mail.
6.Work closely with prior lenders ensuring loan transfers are processed timely and accurately in MERS OnLine.
7.Review and load MERS data to include all information not interfaced or update data interfaced incorrectly.
8.Serve as technical and business support for internal business units with questions relating to MERS loans or MERS OnLine.
9.Monitor daily transmissions to MERS OnLine to ensure data is formatted to meet MERS requirements.
10.Notify internal business units of any issues surrounding MERS.
11.Perform MERS system maintenance.
12.Create and update procedural documentation.
13.Adhere to company policy and procedures, including but not limited to, legal compliance and operational risk. Escalate issues identified as not being in compliance.
14.Being familiar with all MERSCORP governance documents, including but not limited to, Rules of Membership, ensuring company is compliant.
15.Appear as a signing authority for MERS and/or GMAC MORTGAGE, LLC.
16.Foster teamwork by developing and maintaining good working relationships with both internal and external parties at varying levels of management; cooperate, share and support the goals of the company; consider the impact on servicing, investors, customers and management in making decisions.
17.Cross-train to assist with job functions in the division during periods of peak volumes or deadlines.
18.Serve as back up for check pick-up and delivery for division.
19.Other duties or projects as assigned.

Primary customers of this position and type of contact:
Internal: Ally Bank Document Custody, Correspondent Lending, Capital Markets, CRT, Lien Release, Sales and Acquisitions, Foreclosure, Legal, Warehouse Lending, Loan Boarding
External: Prior servicers, new servicers, investors, lenders, government agencies

QUALIFICATIONS REQUIRED:
Education / Experience
High school diploma required
College experience preferred
2-3 years mortgage banking experience preferred
Knowledge and understanding of mortgage documents (Note, Mortgage, Deed of Trust, Assignment of Mortgage) and chain of title
Overall knowledge of MS Office (Outlook, Word, Excel)
Experience with Business Objects, Access, WALT, ISS, RMS,
Skills / Abilities
Strong Business Objects, Access and Excel skills desired

Ability to evaluate and recommend process improvements
Ability to create queries in Business Objects and Access based on daily needs
